Case Study: Domestic Deconstruction

Ridings Rd House, Auckland (2004)

Summary

Ward Demolition were contracted to deconstruct/demolish a 185m2 1940's bungalow-style house, over a 2 week period. The objective was to salvage the higher value items - of which there were many, due to the quality of the building. Initially, a 'walk through' was done, to establish which materials/components were worth salvaging - depending on: the likely markets/ease of access/time constraints/labour skill at the time. The items that were considered to be worth salvaging included:

STRUCTURAL: rimu strip flooring, studs, rimu roof trusses and floor joists, weather boards.
JOINERY: sash windows, bi-folding windows, French doors, solid timber panel doors.
PLUMBING: lead strip flashing, taps, bathroom sink, hot water cylinder.
OTHER: fireplace surrounds.

Some items were 'down cycled' - that is recycled for lower value use. For example, the chimney brickwork and the concrete roof tiles were taken to the Ward Demolition concrete crusher, to be used later for fill. Other items were landfilled.
